Agent Commission Bidding - Agent Fees and Obligations
Real estate agent fee is 15% of agent commission when a transaction is realized (a property is sold).
The minimum real estate agent fee is $500. Mortgage agent fee is 0.25% of funded loan value.
Examples: For a property worth $500,000, if the resulted Listing Agent commission is 1.5% ($7,500), the agent fee is $1,125 (15%).
The resulted Listing Agent commission is the net commission resulted from agent biddings and specified in the agency agreement between agent and seller.
Similarly, for a property worth $500,000, if the resulted Buying Agent commission is 2.5% ($12,500), and the resulted rebate to buyer is 50% ($6,250) the agent fee is $938 (15%).
The resulted Buying Agent commission is the net commission resulted from agent biddings (after rebate to buyer) and specified in the agency agreement between agent and buyer.
For a funded loan of $350,000, the agent fee is $875 (0.25%).
